Parkstone Estates general plat approved; developers confirm paved roads, private utilities

The Oklahoma County planning board on June 18 voted to approve the general plat for Parkstone Estates (GP2026-03), a 37.55-acre subdivision east of Post Road and south of Waterloo that will create 13 lots consistent with R2 (two-acre) zoning.
Eric (county planning staff) said the application met zoning and subdivision regulations and that the county had not received formal protests; he noted a neighboring property owner asked about screening. Caleb Smith of Crafts and Solls, the applicant representative, told the board the project includes a common area for drainage and a conceptual landscape plan is being prepared: "we're also working on some sort of conceptual landscape plan... and we're in contact with the neighbor to the south," Smith said.
Board members asked technical questions about road design and utilities; staff and the applicant confirmed the project calls for fully paved asphalt roads 22 feet wide with bark/ barditches on each side and that the lots will rely on private water wells and septic systems rather than public sewer.
After brief discussion, the board approved the general plat by roll-call vote (members present voting yes). The developer said it will pursue required permits and coordination on screening and landscaping with the neighbor.
The approval clears the way for later stages of permitting and construction; staff noted utility and drainage plans will be reviewed as part of subsequent permitting steps.
