Commission defers Pizza Ranch restaurant permit over missing landscape plan

The City Plan Commission deferred action on a conditional-use permit for a 9,625-square-foot Pizza Ranch restaurant at 4955 Green Bay Road, citing the absence of a complete landscape plan and continuing concerns about building articulation.

Camille Papp of Germecker & Associates said the applicant had submitted additional articulation, added permanent awnings and stone elements, and worked with staff to provide pump-outs on all four sides. Staff indicated the changes addressed some earlier concerns but commissioners remained worried the building appeared too boxy and the parking area lacked adequate softening.

Several commissioners asked for renderings and a coherent landscape plan that shows how trees, plantings and other features would break up large expanses of parking. One commissioner said the building was "very stark" without landscaping and moved to delay the item so applicants could return with a complete plan; the motion to defer to the January 8 meeting carried by voice vote.

Why it matters: The site is a prominent commercial location in the district; commissioners said landscaping and elevation improvements were necessary to make the project compatible with nearby development before permitting moves forward.

Next steps: The applicant will prepare a landscape plan and additional renderings and return to the commission for final action on Jan. 8.
