Waverly planning staff reported a string of development updates at the commission’s April 16 meeting, including a developer withdrawal, a discussion of downtown setback requirements and an upcoming variance inquiry.
Planner Robin Caufman reported that Central Homes has withdrawn from a proposed subdivision project, choosing instead to build on existing subdivisions rather than install new infrastructure. Commissioners then discussed downtown commercial zoning setbacks: the current regulations require 30‑foot setbacks from both roads in the downtown district, and members explored reducing those setbacks to lot line on Elm Street and to 10 feet on Fourth Street to better match existing buildings and encourage redevelopment.
Caufman also said a property owner on Carrigan wants to subdivide a narrow lot that does not meet the 75‑foot width requirement; that subdivision would require a variance. Caufman said she will meet with the owner Monday and return more detailed information to the commission.
The meeting included routine procedural actions: the commission approved the meeting agenda and February 19, 2026 meeting minutes with all present voting in favor, and adjourned at 7:01 p.m.
No binding land‑use decisions or variance approvals were made at the April 16 meeting; staff will follow up as details develop.
