Planning commission approves revised B-2 site plan with 16 stipulations

The Paulding County Planning Commission approved a revised site plan for a 7.36-acre parcel in the B-2 Highway Business District, adopting 16 consolidated stipulations recommended by staff.
Danny Blumenthal, whose firm noted it represents the applicant, told commissioners the updated plan reduces the number of buildings from the previously approved self-storage layout and replaces multiple single-story storage structures with a single climate-controlled building that includes internal access plus a small amount of flex, retail and office space. “We are in agreement with staff’s recommendation and with all of their recommended conditions,” Blumenthal said.
Staff described the filing as a combination of four prior applications and asked that the commission adopt all stipulations together to simplify future compliance. Commissioners asked about a planted buffer along Highway 61, visibility from nearby church property and continued access to an on-site pump station. Staff said street trees and a 4-foot landscape strip are required under the business overlay and that curb-and-gutter and access details will be addressed in plan review.
After discussion the commission voted to approve the application and adopt the 16 stipulations, 4-0.
The decision will be forwarded to the Board of Commissioners for final action on July 14; staff will manage plan-review details and any building- or site-specific conditions during permitting.
