Board approves gatehouse design subconsultant and master signage program

The River Ridge Community Development District on Oct. 22 authorized procurement steps for multiple capital projects including gatehouse facelifts and a community-wide signage replacement program.
Eric Long presented a fee proposal from RG Architects, P.A. to redesign two gatehouses and discussed project scope, zoning and the need for new elevation certificates. He said the gatehouses will receive a facelift rather than demolition and that design and permitting are expected to take 12 to 18 months. Long asked that the $62,500 design expenditure be booked as an up-front deferred cost and invoiced to the CDD when financing is issued; construction is anticipated to begin in 2026.
District Engineer Charlie Krebs and District Counsel Tony Pires discussed procurement options and agreements. The Board authorized Bowman Consulting Group to retain RG Architects as a subconsultant under standard Bowman terms and authorized the Chair to execute documents after review by District Counsel and the District Manager.
Separately, the Board approved Bowman Consulting Group's landscape architecture proposal for a Pelican Sound Master Signage Program that will replace neighborhood monuments with costs to come from Pelican Sound replacement reserves.
Mr. Krebs will confirm contracting steps, and Mr. Long will lead project coordination with neighborhoods; Mr. Blumenthal will serve as the Board liaison for monthly updates. The Board did not award construction contracts at the meeting; approvals were for design procurement and professional services.
