Region 4 building committee approves elevator cooling change order and buys environmental sensors for John Winthrop Middle School

The Region 4 Board of Education’s John Winthrop Security Project Building Committee unanimously approved a $31,760.86 change order on May 28, 2026, to add cooling to the elevator hoistway and upper and lower elevator lobbies at John Winthrop Middle School, and separately approved the $1,399.12 purchase of two environmental sensors.
Chairman Rick Daniels presented Orlando Annulli & Sons Change Order Proposal 20 REV3 (dated 5/26/2026) requesting $31,760.86 to install an outdoor heat pump and two indoor mini-split units, plus associated electrical work and roof penetrations, to meet the elevator manufacturer’s cooling requirements. The committee noted the final price was $386.83 higher than the estimate approved at its April 30 meeting, and upon motion duly made and seconded the committee approved the revised amount unanimously.
Erin Benken of QA+M Architecture provided the committee’s construction update, saying the final HVAC work is expected to be completed over the summer "assuming all change orders are approved." The change order’s itemized HVAC and electrical components included HVAC labor/materials, electrical installation costs and an allowance for superintendent hours; Orlando Annulli & Sons’ documentation lists the overall add at $31,760.86.
The committee also reviewed CT Comp Quote #034060 (5/14/2026) for $1,399.12 to purchase two Verkada SV21 environmental sensors and associated one-year licenses. The Facilities Department will install the sensors at no additional project cost, and committee members described the sensors as an alternate to fully integrating the new AC units into the project’s building management system, which the materials said would cost in excess of $10,000. The purchase was approved unanimously "as presented."
Robert Grissom, finance director and financial consultant to the project, said future meeting dates will be coordinated among the architect, administration and the building committee chair as work and invoices progress through May and June. There was no public comment. The meeting was adjourned at 8:42 a.m.
The committee’s approvals affect the ongoing John Winthrop Middle School security and building systems project; staff and the architect will schedule the contractor work and next committee meeting as invoices and change order scheduling allow.
