Planning staff told the board July 1 that a grant-funded interactive zoning map is now live on the city website and allows residents to click individual lots to see zoning and, where applicable, business data linked to county property records. The staff member described the tool as intended to reduce routine zoning inquiries and said the department will present a draft commercial permitting process in the coming weeks.
Staff said the zoning map is mobile friendly and links to county parcel information; the presenter said, “I got us an interactive zoning map,” and walked members through how to click lots and view zoning designations. Committee members praised the tool as likely to reduce calls about “what zone am I in.”
During the same segment, the board addressed several property-specific questions from a member about a house for sale at 780 South and Main: whether a buyer must remain on the municipal gas system or could install a private propane tank, whether plantings or fences can be placed in a corner sight triangle, and whether large animals are allowed in a subdivision with dissipated HOA enforcement. Board members advised that propane is commonly used but propane companies have their own setback rules; they said clear-view triangles limit obstructions and recommended consulting UDOT or the municipal code for exact sight-triangle measurements.
The staff member also said the department is drafting a commercial building permit process and has been coordinating with regional staff to align code language. The presenter asked board members for feedback and said the item would be scheduled for a future meeting for more detailed discussion.
