Planning commission continues three items, approves several consent rezoning requests

At its Feb. 19 meeting the Pasco County Planning Commission voted to continue three agenda items — PC 4, PC 5 and PC 6 — to the March 19, 2026 meeting in New Port Richey after applicants cited deficiencies in MPUD signage or requested additional time.
Gianna German, planner with Planning, Development and Economic Growth, described each continuance: PC 4 (a special exception for an accessory dwelling unit set-back reduction on approx. 1.56 acres), PC 5 (a comprehensive-plan amendment by Caliente Resorts for about 4.93 acres) and PC 6 (the companion MPUD rezoning to allow up to 96 condominium units on the same 4.93-acre site). The commission voted to continue all three items to March 19.
On the consent agenda staff presented several zoning amendments recommended for approval, including PC 7 (Farrell rezoning from AC to AR on about 10 acres), PC 8 (CA Properties rezoning to C-2 on about 3.68 acres) and PC 11 (the SR 52 Heasley MPUD companion to a comprehensive-plan amendment). The commission approved the listed consent items after a motion and brief clarification about which items were included; staff noted corrected PDE numbers and public-notice uploads for some items.
PC 10 (CPAS 2509 SR 52 Heasley), the comprehensive-plan amendment companion to PC 11, was pulled from the motion and will be handled separately. The board closed the consent agenda after voting to approve the remaining items and proceeded to discuss PC 9 separately.
