DRC recommends approval of Hammocks Reserve revised final development plan and plat

The Alachua County Development Review Committee on July 18 recommended approval of a revised final development plan and plat for Hammocks Reserve (part of the Spring Hill Southwest Quad), a roughly 36.58-acre residential development in the R-2 zoning district.
Senior planner Leslie McClendon described minor regrading, an extended NW 97th Boulevard, an additional stormwater basin and a proposed temporary stockpile area. She said there are no proposed changes to previously approved open space or the larger protected trees and explained staff's recommendation to require that the remainder of NW 97th Boulevard not in the plat carry a public access easement.
McClendon also identified an error in the staff report: the revised construction-permit submittal should include a sketch and legal for a public access easement for the multiuse path running south of Basin 5 and the portion of NW 97th Boulevard not part of the plat. She said the multiuse path will connect southward with future development.
Applicant Sergio Regis indicated agreement with staff conditions. A committee member moved to approve the revised final development plan and recommend approval of the plat to the Board of County Commissioners; another seconded and the motion passed by voice vote. The DRC's recommendation will be forwarded to the Board for final action.
