Commission approves Marathon Ridge Retreat CUP with 10% canopy-limit amendment
The Seward Planning and Zoning Commission granted a conditional use permit to Marathon Ridge Retreat LLC for a 44-acre, phased recreational resort on Mount Marathon (Resolution 2026-007) and added a condition that permanent tree-canopy removal shall not exceed 10% of the property as measured from a baseline at CUP approval.

The Seward Planning and Zoning Commission on July 7 voted to approve Resolution 2026-007, granting Marathon Ridge Retreat LLC a conditional use permit (CUP) for a recreational resort on approximately 44 acres at 110 Ali Alex Street in the Resource Management zoning district, subject to a package of conditions and a newly added canopy-preservation amendment.
