Calvert staff propose front-loading technical reviews in development-review process
Planning staff outlined a revised three-step review that would preserve 'concept' plans as a true early-stage submittal and move detailed technical reviews to the detailed site plan stage to reduce outstanding conditions when items reach the Planning Commission.

Tamara Blake Wallace, planning commission administrator, presented proposed changes to Calvert County's three-step development-review process intended to make concept plans less detailed, to offer a pre-concept option, and to require more complete technical submissions (stormwater, traffic, environmental permits and adequate public facility certifications) before projects return to the Planning Commission.
