River Ridge CDD approves gatehouse redesign with RG Architects and master signage program

The River Ridge Community Development District on Oct. 22 authorized Bowman Consulting to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved Bowman Consulting Group’s landscape architecture proposal for a master signage replacement program.
Eric Long presented the RG Architects fee proposal, saying the gatehouses will receive a facelift rather than be demolished; he noted low clearance at the main gate has led to it being struck 12 times this year. The board discussed design, zoning, elevation certificates and construction permitting. The district plans to book a $62,500 design expenditure as an up-front deferred cost to be invoiced to the CDD when financing is issued; design and permitting were estimated to take 12–18 months. The board authorized the Chair to execute documents after review by District Counsel and the District Manager and agreed that Mr. Long will lead the project with Mr. Blumenthal serving as liaison.
Separately, the board approved Bowman Consulting Group’s proposal to replace monuments and neighborhood signage, with neighborhood monument replacement costs budgeted from Pelican Sound replacement reserves. Charlie Krebs noted some monuments will be relocated and that an elevation certificate may be required for permitting.
Both approvals were unanimous. Staff will return contract and subconsultant agreement documentation for counsel and manager review before execution.
