River Ridge CDD approves gatehouse redesign work and master signage project

The board authorized Bowman to retain RG Architects as a subconsultant to redesign two gatehouses and approved Bowman Consulting Group for a master signage program, with design/permitting work expected to take 12–18 months and an initial $62,500 reimbursable cost to be booked until financing is issued.
At its Oct. 22 meeting the River Ridge Community Development District authorized design work for two gatehouses and approved a districtwide signage redesign.
Eric Long presented RG Architects, P.A.'s fee proposal to redesign two gatehouses (a façade refresh rather than demolition). The board discussed zoning, elevations and permit needs; Mr. Krebs said a new elevation certificate may be required and construction plans may be available from the Development Order. The board approved a motion authorizing Bowman to retain RG Architects as a subconsultant under Bowman terms, and authorized the Chair to execute documents after review by District Counsel and the District Manager. Mr. Long said design and permitting will take approximately 12–18 months and the CDD will book the $62,500 expenditure as a reimbursable, to be invoiced to the CDD when financing is issued and construction begins (targeted for 2026).
Separately, the board approved the Bowman Consulting Group proposal for landscape architecture services to replace monuments and signage across Pelican Sound, with neighborhood monument replacements budgeted under Pelican Sound replacement reserves. The board noted some monuments are foam and some stone and that several will be relocated; staff will provide designs and neighborhood information when appropriate.
Mr. Blumenthal will serve as the Board liaison for gatehouse communications and monthly updates; Mr. Long will lead the projects. District Counsel said the Chair is authorized to sign subconsultant agreements after review by counsel and the Manager where needed.
