White Cliffs homeowner granted multiple setback variances under ARB guidelines

The Walton County Zoning Board of Adjustments unanimously approved variances for a White Cliffs Drive property on June 25, allowing reductions of front, side and rear setbacks and a reduction in required parking, subject to the Wycliffe Architectural Review Board (ARB) guidelines being attached to the final order.
Julie Shepherd of Panhandle Permitting represented homeowner Keith Wright and requested variances to reduce the front setback to 16.1 feet, the east-side setback to 6 feet, the west-side setback to 1 foot, the rear to 4 feet and to reduce parking from four to three spaces. Staff entered the project record (VAR26-000028) and explained the proposal. The board moved to approve the request but to condition approval on conformity with the subdivision’s ARB/design guidelines; the motion passed unanimously.
