Planning board finds 17 Chapin Road redevelopment plan consistent with Master Plan

The Montville Township Planning Board voted unanimously on June 11 to find a proposed redevelopment plan for 17 Chapin Road consistent with the township Master Plan. Planner J. Burgis presented the Master Plan consistency review and said the proposal would be limited to warehouse use only.
J. Burgis summarized site conditions, environmental constraints and how the proposal would meet Master Plan goals and the Land Use Plan designation. He described proposed building requirements and a concept layout, and explained how the plan relates to county master planning and the State Development and Redevelopment Plan. Chairman Lewis noted the plan had been reviewed by the Master Plan Subcommittee in May and that members raised questions about permitted uses.
The board opened the matter to public questions; none were raised. Mr. Lipari moved to find the redevelopment plan and pending ordinance consistent with the Master Plan; Mr. Agnoli seconded and a unanimous voice vote carried the motion. The board recorded that a public hearing on the redevelopment ordinance is scheduled for June 23, 2026, and that the next step is adoption by the governing body following required procedures.
The finding of consistency is procedural and does not approve site plans or building permits. The planner noted subsequent steps include formal adoption of development regulations by the governing body and any site-plan submissions required by the township.
