The applicant’s attorney, David Schutte of Trout and Pepperlock, said the team received a zoning hearing board special‑exception approval and revised the plans to respond to comments from township staff and the fire chief. "We—re gonna request a recommendation for conditional approval subject to any outstanding comments," Schutte told the commission.
Commissioners pressed the applicant for materials that were not in the meeting packet. The chair said he had not received building elevations for this meeting and emphasized the requirement that "plans be correct" when seeking final approval. He ordered that the submission include a landscaping plan showing required canopy trees and clearer plan callouts so reviewers and the public could determine where signage, bollards and other changes would be located.
The fire marshal had requested bollards and chains to block a paved connection between the truck loading dock and the customer pickup lot, with a Knox box allowing fire-department access in an emergency; commissioners also sought clear "deliveries only / no customer" signage at the Valley Gate entrance. Applicant representatives said bollards and two signs were included in the plan set but acknowledged the plan view shown at the meeting made the locations difficult to find.
After discussion the chair said the commission would "hold that case over for whenever you can get your plans up to date." No formal final approval was given; the applicant must return with full-scale plans and the missing items before the commission will consider a recommendation.
Next steps: the applicant is expected to submit revised full‑scale plans with building elevations, a landscaping plan and clearer site callouts; the commission paused its review until those materials are provided.
