Board backs common-access option for Ridge Road three-lot subdivision, moves application to final design

After a site walk and review of four driveway options for a three-lot subdivision on Ridge Road, the Hollis Planning Board signaled unanimous support for a single common-access approach that the board said would minimize grading and visual impact.
Brad Caspersen, a professional engineer with Meridian Land Services, represented the applicant and summarized site fieldwork and a revisitation of a wetland area near the parcel. Caspersen said the wetland does not meet vernal-pool criteria because it cannot retain surface water; the board asked that wetland buffers not be disturbed and that any clearing be minimized.
Board members said the common driveway configuration (labeled CD5 in the application materials) would reduce visual impact to field and orchard areas and could require a waiver to permit three lots served by a single access point. The board moved, seconded and voted unanimously to advance the submission to final design and directed staff to coordinate fire and police input when the final plans are submitted.
Next steps: applicant to submit a final plan with a waiver request for common access; staff to solicit input from fire and police departments and to incorporate wetland/buffer protections in final conditions.
