Redevelopment Commission asks staff for MOU update, TIF balances and infrastructure plan

At the July 8 meeting the commission asked staff to return to the next meeting with financial and planning updates to inform redevelopment decisions.

Members asked for a current TIF balance, a list of outstanding commitments and a percent calculation showing what portion a proposed project would represent of available funds. The chair asked staff (Lisa and Adam) to revisit the memorandum of understanding and to include industrial-park infrastructure assurances in the update so the commission can present a coherent package to potential investors.

Staff also reported ongoing work to map parcels in the Economic Development Agency (EDA) area and said the location or alignment of a proposed sewer extension for the 'Sebakot South' area may have shifted as staff works on property acquisition options. Staff indicated more analysis and coordination with utility consultants is underway.

Why it matters: Accurate, consolidated financial and infrastructure information is necessary before the commission can commit redevelopment funds or reassure private investors about the availability of utilities and other infrastructure.

Next steps: Staff will provide a one-month update that includes a TIF balance and commitments list, a status report on the MOU and documentation of infrastructure assurances to support investor outreach.
