The TRC considered a minor development order (MIN26-000047) for a 9,100‑square‑foot Dollar General proposed by Bell Engineering on behalf of Terramore Development LLC at the corner of US Highway 331 South and West Indian Creek Ranch Road.
Staff described numerous outstanding comments: environmental concerns (including preservation/habitat issues), parking, fire, public‑works and a required lot split that altered acreage and parcel identification. The applicant’s representative, Jonathan Myze, said the lot split recordation had occurred recently (around June 17) and that responses and uploaded comment responses were in the portal but asked for additional time as multiple disciplines remained outstanding. Staff and committee members expressed concern that preservation and environmental requirements might be difficult to satisfy given the site’s constraints and requested additional coordination and resubmittal.
The committee voted to continue the item to August 19 to allow the applicant to resolve outstanding comments and provide updated documentation.
Next steps: applicant to address all environmental and engineering comments, provide the recorded lot‑split documentation to the portal, and reappear on August 19 with responses.
