On March 25, 2026, the Camden County Planning Commission unanimously approved two rezoning requests, a special-use permit to allow a second principal residence and a variance reducing a side-yard setback during a brief meeting in Kingsland.
The decisions were part of routine land-use business opened by Interim Planning Director Cassie Turpin. Chairman DePew called the meeting to order at 6:00 p.m., and the commission completed all votes without opposition before adjourning at 6:16 p.m.
The commission approved RZN-26-0002 to rezone approximately 0.75 acres at 13244 US Highway 17 (Tax Map 078F 001) from Agricultural Forestry (A-F) to Residential Single-Family (R-1). The action also included a Future Land Use change from “Commercial” to “Residential.” The application was submitted by Cumberland Land Surveyors on behalf of owner Michael Luke Jr. Vice-Chairman Morris moved to approve the rezoning; Commissioner Rainer seconded and the motion carried unanimously.
A second rezoning, RZN-26-0003, approved rezoning of roughly 0.46 acres on US Highway 17 (Tax Map 078F 001A) from Agricultural Forestry (A-F) to Residential Single-Family (R-1), with a Future Land Use change from “Rural-Residential” to “Residential.” Cumberland Land Surveyors represented owner Michael Luke Jr. Commissioner King moved to approve; Commissioner Manning seconded and the motion carried unanimously.
The commission granted Special Use SPU-26-0001 to allow construction of a second principal residence on a property in District 5 on Griffin Bluff Road (Tax Map 108 033L). The applicant was Kyle Smith and the owner Maiju Stansel. Commissioner King moved to approve the special use permit; Commissioner Manning seconded and the motion carried unanimously.
Finally, the commission approved Special Exception Variance VAR-26-0002 to reduce the side-yard setback to 15 feet for a parcel in the Agricultural Forestry zone at 11441 Burnt Fort Road, White Oak (Tax Map 017 008E). The request was made by owner/applicant Catherine Dellinger and presented by Building Official Ernest Kemp. Vice-Chairman Morris moved to approve the variance; Commissioner King seconded and the motion carried unanimously.
