Chesterton’s Advisory Plan Commission discussed a draft update to the town’s comprehensive plan on July 16, focusing on future land-use categories and the definition of 'mixed use.' Commissioners said they had completed a workshop the previous day and made small changes to the future land-use map and mixed-use definitions.
One commissioner expressed concern that the draft could allow a substantial share of the town to be designated for high-density multifamily uses. "I don't want to see 20% of the town be high-density multifamily," the commissioner said, noting discomfort with a figure that large.
Other commissioners described a collaborative workshop where participants reviewed alternative mixed-use definitions — high-, medium- and low-density — and worked through mapping scenarios. Staff said they will present the revised materials again to the commission and to town residents as the plan progresses.
The commission’s discussion focused on clarifying what the 'mixed use' label should permit (office, medical, housing, or combinations) and keeping future land-use allocations aligned with community expectations. No formal vote on the plan was recorded at the meeting; the item remains under review and will return for further consideration.
