Board approves two rezoning requests; planning commission had recommended both

The Dickinson County Board of Supervisors voted July 14 to approve two rezoning requests recommended by the county Planning and Zoning Commission.

The first request, from TJ Holdings, sought to rezone property purchased in December from A‑1 (agricultural) to R‑1 (suburban residential). Planning staff said the request aligns with the county’s comprehensive plan and future land use map and that an R‑1 designation reduces minimum lot size from an agricultural minimum to a one‑acre minimum with 150‑foot lot width. The Planning and Zoning Commission recommended approval 7–0.

The second request, from Ryan Ferguson, asked to rezone a parcel from R‑1 suburban residential to R‑2 one‑and‑two‑family residential. Planning staff said the property is served by public water and sanitary sewer in the immediate area and that R‑2 permits smaller lot sizes (10,000 square feet minimum and an 80‑foot minimum width). The P&Z commission likewise recommended approval 7–0.

Both public hearings were closed with no opposition recorded in the hearing, and the board voted to approve both rezoning ordinances as presented. Staff noted that if properties remain outside municipal boundaries they may require private water and wastewater systems unless annexed and connected to city utilities.

Next steps: staff will record the zoning decisions in county planning records and notify applicants of the board’s action.
