Preliminary plat for The Farm at Harrah Estates clears commission with tree‑preservation commitments

Eric, a county staff member, said The Farm at Harrah Estates had been rezoned earlier in the year and that the preliminary plat for Phase 1 shows about 15 lots across roughly 22 acres; he described a gated, walkable design that flips garages to face the road and includes an internal walkway between homes.
Greg Massey with the Cowen Group, representing the developer and owner, told the commission the plan retains a 25‑foot tree preservation area along Harrah Road, limits drive access to the locations shown on the plat, and will provide walking trails through the development. "We are maintaining a 25 foot tree preservation area," he said, and added the developer intends to avoid clear‑cutting and will meet county grade standards.
Staff and the applicant discussed road grades and tree preservation tradeoffs; staff said they will continue to work with the engineer during construction. Commissioners moved to approve the preliminary plat; the motion passed on roll call with affirmative votes recorded.
