Planning panel approves PUD to reduce setbacks for Avondale Estates homes
The commission approved rezoning a parcel at McArthur and 206 from R‑1 to a planned unit development to reduce side and front setbacks so builders can place larger homes on existing 1‑acre lots; staff and the applicant said lot sizes stay the same and neighbors raised questions about sidewalks and school access.

Eric, a county staff member, told the commission the request seeks to change zoning from R‑1 to a planned unit development at the northeast corner of McArthur and 206 to allow larger homes on existing 1‑acre lots by reducing side setbacks from 25 feet to 10 feet and changing the front setback to 30 feet. "So the product that they're wanting to build out there is going to be a little bit bigger than what the setbacks will allow," Eric said, explaining that lot sizes will remain the same.
