Planning commission OKs Alpine Gateway concept plan for commercial development along Highway 40

Jeremiah Larson presented the Alpine Gateway concept plan for roughly 26.5 acres near 3150 S Highway 40. Larson said the design includes flexible commercial spaces, a possible gas station and hotel interest, green space, and that the developer has discussed a new intersection and traffic signal with the Utah Department of Transportation (UDOT). Larson said the developer is open to community input and aims to create a strong tax base for the town.
Chair Gary Weight and other commissioners asked about emergency/fire access and whether additional entry points would be required; Larson said hammer-head turnaround options and other fire-truck access designs had been considered. Planner Eric Bunker noted a buffer between commercial and residential uses and reported that Heber Power declined a proposed relocated substation behind the planned subdivision. Commissioners expressed support for design flexibility and voted to approve the concept plan.
Commissioner T.J. McGeean moved to approve the concept plan and Commissioner Scott Long seconded; the motion passed unanimously. The approval is for the concept phase and does not grant final site-plan approvals or development permits; the developer must continue coordination with UDOT and the local fire district on access and traffic signal requirements.
