River Ridge approves gatehouse redesign, signs master plan and subconsultant authorization

The River Ridge Board authorized Bowman to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses, a project described as cosmetic improvements rather than demolition. The Board discussed removing and redesigning the main gate, citing repeated vehicle strikes (the low clearance gate had been hit 12 times this year). Design and permitting were estimated to take 12–18 months; the Board agreed to book the $62,500 fee as an up-front deferred cost to be reimbursed when the CDD issues financing and construction begins (anticipated 2026).

District Engineer Charlie Krebs said he would confirm whether original construction drawings are available and the preferred contracting route. Counsel and staff said a Subconsultant Agreement with Bowman (or a Subconsultant Agreement already in place) will govern markup and terms; typical subconsultant markups of about 15% were discussed, subject to existing agreements. Mr. Long will lead the project and Mr. Blumenthal will serve as the Board liaison for monthly updates.

Separately, the Board approved Bowman Consulting Group’s proposal for landscape architecture services for a Pelican Sound master signage program, which calls for replacement of monuments throughout the district with costs budgeted to Pelican Sound replacement reserves and coordination of neighborhood monument replacements.
