River Ridge CDD approves gatehouse redesign, signage program and storm-cleanup contracts

The River Ridge Community Development District on Oct. 22 authorized several maintenance and design projects, including a gatehouse redesign, a master signage program and emergency storm cleanup.
Eric Long, Pelican Sound general manager, presented an RG Architects, P.A. fee proposal to redesign two gatehouses and recommended beginning design work now with a $62,500 expenditure booked as a reimbursable, to be invoiced to the CDD when financing is issued. After discussion of elevations, flooding considerations and subconsultant agreements, the Board authorized Bowman to retain RG as a subconsultant under standard Bowman terms and authorized the Chair to execute documents after review by district counsel and the manager.
The Board also approved Bowman Consulting Group’s landscape architecture proposal to replace monuments throughout the district. Long told the Board some monuments are foam and some are stone, and neighborhood monument replacements will be budgeted to Pelican Sound replacement reserves.
On storm cleanup, the Board approved an emergency Precision Cleaning, Inc. street-sweeping service for a one-time amount of $1,475 and authorized staff to add additional week-to-week cleanings for the next month if needed; staff reported eight loads of debris were removed and the vendor made eight passes through the district.
Lake-management items discussed included a nano-bubbler unit that needs relocation and minor repairs; staff will revisit electrical proposals with the contractor and coordinate follow up with Premier Lakes. The Board also approved a template Grant of Easement for drainage from PSGRC to the district and agreed that each future easement will include a specific sketch and legal description when presented.
"The buildings are aging and, for the CDD to continue to be a premier community in Southwest Florida, the assets must look the part," Eric Long said when explaining the gatehouse redesign and the importance of high-quality renderings. The Board designated Long to lead the neighborhood coordination and named Kurt Blumenthal as the Board liaison for communication and monthly updates.
The actions authorize design steps and allow construction planning to proceed once financing is finalized; staff will return with contract documents and task authorizations for board review.
