Resident reports slab moisture, urges CDD and HOA coordination on drainage

During public comment at the River Ridge CDD Oct. 22 meeting, Oak Run resident Lynde Sorensen reported moisture intrusion beneath her home's slab that she said has caused buckling in master bedroom flooring and mold beneath the floor.

Sorensen said inspections found no plumbing or HVAC leaks, and that a leak‑detection specialist measured very high moisture levels in the floor and slab. A foundation specialist recommended installing perimeter drain tiles and extending downspouts 5 to 10 feet because underground downspouts were submerged when nearby ponding occurred. "She stated that she needs help to get the downspouts farther from the home, and to install the drain tiles," the minutes record.

Board members and staff discussed responsibility for the recommended work. Chair Bob Schultz said ponding might be addressed by River Ridge but that "the drain tiles are most likely a neighborhood issue;" Mrs. Adams reiterated that drain tiles are an HOA matter. District engineer Charlie Krebs noted the drainage feature was not installed originally because the location had been an indigenous preserve and later rezoned to Club land, meaning it is not part of the district’s water‑management system.

No formal relief or remediation was approved at the meeting; the matter was recorded for follow up and the resident said she hopes the CDD and HOA can collaborate on a solution.
