Planning board approves revised elevations for 5 Sailfish Lane

The Ocean Ridge Planning and Zoning Board voted to approve revised architectural elevations for 5 Sailfish Lane following a continuation of the quasi‑judicial review.

Chair Ferber opened the hearing and town planner Corey O'Gorman told the board the applicant had returned with revised elevations as the board requested. Architect Fawn Content and designer Fatima Mosawi presented changes intended to increase front‑facing light, balance the façade with landscaping and add architectural detail. O'Gorman said the project otherwise complied with the town's development plan review requirements.

Neighbor Terry Brown spoke in support, saying the revised design fits the neighborhood better than the prior submission. Commissioners asked for clarification on screening of air‑conditioning equipment adjacent to the garage and the relative elevations of landscaping and any screening wall. The applicants said a combination of fencing and shrubs will screen mechanical equipment; staff noted the code requires equipment be screened from view.

After discussion, a board member moved to approve the revised elevations subject to standard development plan review conditions. The motion passed on a voice vote.

The board directed staff to ensure the submitted landscape/section details demonstrate that the mechanical equipment will be fully screened and that any drainage or grading changes will not adversely affect neighboring properties. The board will consider any remaining technical compliance at the permitting stage.
