David Gamble told attendees the existing site has a large impervious footprint and lacks the public realm ingredients that make other successful centers attractive. He called out stormwater runoff and heat‑island effects and said landscape and rain‑garden strategies can both cool the site and help filter contaminants before they enter drains. Gamble also said existing sidewalks are often not ADA compliant and pointed to a utility pole located in the sidewalk as an example of accessibility issues.
