Key Colony Beach approves 5‑foot pool setback variance at 491 10th Street

The Key Colony Beach City Commission unanimously approved a variance on Oct. 16, 2025, allowing a residential pool to encroach 5 feet into the side setback at 491 10th Street. Mayor Freddie Foster called for the vote after a recommendation from Building Official Tony Loreno.

City Clerk Silvia Roussin read the post‑hearing criteria, including the question, “Has the applicant shown good and sufficient cause to grant the variance?” and the commission answered the five required questions with unanimous yes votes. Planning & Zoning Board Chair George Lancaster characterized this type of variance as common and noted the discussion ties to a possible amendment to side‑setback requirements in the city code. Building Official Tony Loreno recommended approval and concluded the mistake was not the owner’s.

Commissioner Tom DiFransico moved to approve the variance and Commissioner Tom Harding seconded; the motion passed by unanimous roll‑call vote. The applicants are listed in the record as Gizelle Andrade Sarmento and Ian Michael Morgan. No letters of objection from neighbors were recorded in the agenda packet.
