Commission approves Dollar General development plan contingent on rezoning

The Plan Commission approved Development Plan 7 on July 22 for a proposed 9,100‑square‑foot Dollar General on the Lot created by Minor Subdivision 1354, subject to successful rezoning to C‑2 by the County Commissioners.

Applicant representatives walked through the site plan, showing a western detention area, 31 parking spaces, privacy fencing on the west and north boundaries, masonry screening around the dumpster and a proposed sidewalk on the applicant's portion of the site. On lighting, staff asked that final fixtures meet UDO commercial lighting standards and pointed out a potential for modest light trespass along the north property line that the applicant said could be mitigated.

A motion to approve the development plan "on condition of the zoning change" was moved and seconded; the commission then completed the findings of fact for the development plan and recorded agreement on the required standards before announcing approval contingent on rezoning. Staff noted construction timing would likely allow the store to open by the end of the year if the rezoning and permits are secured.
