Staff presented Turnpike Commerce Park at 16360 West Colonial Drive, an approximately 14-acre industrial-flex project made of four single-story buildings averaging about 40,040 square feet each (160,160 sq ft total). Sarah Mastison told the board the site is zoned industrial general and in the Urban Corridor Design District; the applicant requested deviations from the town code on landscape walls, parking methodology, building footprint (code limit 32,000 sq ft vs applicant request ~40,040 sq ft), orientation, and glazing/active frontage.
A developer representative described the product as small-format industrial-flex to support local service businesses and said operational requirements (circulation, loading, lease economics) motivate the proposed north–south building orientation. Staff advised that appearance review focuses on design and that code compliance (e.g., landscaping and buffers) will be addressed through subsequent permitting and Planning & Zoning review scheduled for March 17 and the Town Commission on March 24.
