The Board of Zoning Adjustment handled two substantive land-use items in a multi-hour virtual meeting. The board approved BOZ2026-00005, a 126-square-foot building-coverage variance to allow a 477-square-foot detached ADU on a substandard R-1 lot (staff recorded the lot at about 6,227.9 sq ft). Later the board continued BOZ2026-00006 (2013 Walnut Street), a request to convert a historic detached structure into a principal dwelling that requires four separate setback variances, asking the applicants to return within 180 days with targeted evidence addressing specific variance criteria.
There were no public speakers on the ADU; the Walnut Street item included several applicant witnesses and robust board questioning. City staff also told the board they were addressing an application-upload problem in the formstack system that had caused packet-generation issues; Robbie said the department would fix the process and the board would see corrected materials in future packets. The board postponed approval of minutes and closed the meeting after staff updates.
