Planning staff walked through the steps that would follow any rezoning approval by the trustees. If the trustees were to approve commercial zoning for the rear parcel, the owner would need to file for lot consolidation to combine the two parcels into a single lot, staff said. Building plans that exceed setbacks or green-space requirements would require variance requests, which trigger separate public hearings before the board of adjustments.
