Planning staff presented updated elevations and a facade variance request for a proposed National Grocer on a roughly 2.06-acre site north of Kenosha Street. McKenzie, planning staff, said the site plan was submitted in August 2024 and approved in November 2024; the applicant requested a facade variance on March 21, 2025, asking that EIFS be allowed as the primary building material with stone and metal accents.
McKenzie told the commission that, under Section 5.8.G.1 of the zoning ordinance, new construction in the commercial-heavy district normally requires street-facing facades of masonry, concrete panels, glass curtain walls, EIFS or stucco but that EIFS should not be the primary facade material; the Planning Commission has discretion to grant facade variances. Staff recommended approval of the elevations submitted 03/21/2025. A motion to approve item 8(a) per staff recommendations passed on a roll-call vote with Mindy Payne, Jonathan Townsend, Jason Cohen and Robert Goranson recorded as voting yes.
