Planning commission recommends DPRE Junction Commons design standards with condition to create design review board

The Centerville Planning Basin Planning Commission recommended approval tonight of the architectural design standards for the DPRE Junction Commons project, provided the applicant incorporates red-line clarifications and a condition establishing a design review board that includes either a county staff member or a planning commissioner.

Staff explained that most of the project’s dimensional and performance standards (setbacks, heights, unit counts) are fixed in the development agreement and that the design standards are a visual/architectural application of those requirements. Applicant representatives showed revised language and imagery that emphasize a ‘‘human-scale, contemporary mountain village’’ aesthetic, added clarity on roof forms, window trim, signage expectations and pedestrian connectivity, and tightened EV-charging guidance. Commissioner (speaker 5) moved to recommend approval "with all the requested changes we just discussed, including a condition that there must be a design review board to approve designs within these guidelines and that either a staff member from the county or a planning commissioner must be on the board." The motion passed unanimously after a roll call vote.
