During technical review of the Boylan Subdivision application the chair read relevant bylaws and commissioners identified multiple inconsistencies between the drawing and the zoning tables. The chair noted that the plan's little box shows "400 feet" frontage (a conservation‑district figure) while the mapping indicates the parcel is in the rural district, where minimum frontage is 275 feet. Commissioners emphasized that the submitted map must show correct boundary dimensions, arc versus straight‑line measurements, contours, and utilities.
A commissioner advised the applicant to have a surveyor confirm the road frontage and to indicate whether easements or driveway access can be counted toward frontage. "The drawing currently is erroneous," one commissioner said, adding that it "needs to be measured" and corrected or the commission will not be able to approve the fixed‑area allocation. Staff reminded the applicant that table 4.1 application requirements must be met and included on the final map, and that a deed should record any easement rights for future owners.
