The Eastern Summit County Planning Commission approved a preliminary plat to allocate one additional lot in the Rees Mountain subdivision, allowing the property’s owners to move from a one-lot plus agricultural parcel configuration to a two-lot layout.
Planner Amir explained the original approval left some entitlements unused and that the property is eligible for a second development right. He told commissioners that applicants have addressed many service-provider comments and are coordinating with engineering and fire departments on remaining items. “Staff is recommending approval for this preliminary plat as outlined in the staff report,” Amir said.
Commissioners focused questions on access: a fire-department comment asked that a surveyed driveway width be corrected from 10 feet to 12 feet, and commissioners confirmed that the proposed driveway handle is about 55 feet across and can accommodate required access. Amir said final decisions about whether the panhandle/handle would be part of Lot 1 or recorded as an easement will be resolved with engineering and fire review before final platting.
A member of the public identified as the president of Raymond Reese & Son Land Livestock (Tim Reese) said most of his board approved the map and offered to answer questions. Commissioner Bill moved to approve the replat per staff findings and conditions; the motion was seconded and carried unanimously among commissioners present.
