Staff presented three expedited land-development code text amendments. Ben Ziskel, land development director, said LDCT-2026-14 (Polk City special protection area) would remove a limitation preventing a parcel within the linear commercial corridor from expanding; planning staff recommended adoption and the planning commission had unanimously recommended approval. The board adopted LDCT-2026-14 in the meeting’s expedited portion.
Ziskel also presented LDCT-2026-5 (Shimmering Drive) and LDCT-2026-7 (Gray Line X) as first readings tied to companion land-use requests expected in two weeks; neither required action at the first reading. He described the Shimmering Drive amendment as specifying access for a two-acre activity center site (one access off Shimmering Drive and use of an easement on the west) and described the Gray Line X amendment as voluntary restrictions to prohibit uses such as salvage yards or auto repair on a site near State Road 60. "This is an adoption hearing today," Ziskel said of the Polk City SPA item; staff recommended adoption for that item.
