Commission agrees to industrial-park zoning and conditions for Decatur office-warehouse

Mark Mulhall presented an application to reclassify a roughly 0.95-acre parcel east of Decatur Boulevard and north of El Dorado Lane to a business/employment and industrial designation for a 14,000 sq ft office-warehouse subdivided into seven ~2,000 sq ft bays intended for small trade contractors.

Neighbors urged caution, citing the project's proximity to low-density residential and suggesting a potential for noise and traffic from overhead doors and business activity. Commissioners pressed staff and the applicant on restrictions: several commissioners supported changing the requested IL (industrial light) zoning to Industrial Park (IP) to reduce the chance of high-intensity industrial uses; the applicant agreed to design measures including a 15-foot landscaping buffer, decorative walls, and off-street parking. The commission approved the plan amendment and zone change with conditions (including additional design review and recommended hours/operational constraints) and forwarded items to the Board of County Commissioners for final action.
