LPA recommends adding 6.42-acre Pandell parcel to Lee County sewer map

The Local Planning Agency on July 27 recommended that the Board of County Commissioners transmit CPA 2025-00007, a map amendment to add a 6.42-acre property at 333 Pandell Road to the Lee County Utilities future sewer service area. Veronica Martin, the applicant's representative, said the parcel contains 6.14 acres of uplands and 0.28 acres of wetlands and that Lee County staff had asked that surrounding unserved parcels south of Pandella Road also be added.
Planner Lindsay Carcheski told the LPA that the applicant provided required documentation and that Lee County Utilities indicated sewer capacity exists to serve the subject property and the surrounding 44 acres. Utilities staff Nathan Bales explained connection rules: vacant lots that exceed the land development code threshold (2.5 dwelling units per acre for residential) would be required to connect, while existing units would not be compelled to connect where gravity sewer is not available.
Committee member S3 moved to recommend approval; the motion, seconded by S7, passed by voice vote. The LPA’s action transmits the amendment for state review under the expedited process; staff recommended transmission of both the 6.42-acre parcel and the additional enclave.
