Board continues 4 Beach Road case after neighbors cite unapproved elevated deck
The ZBA continued a hearing on modifications at 4 Beach Road after staff said built decks exceeded previously approved footprints and a nearby trustee said an elevated deck overlooks his bedroom; the board directed corrected plans and continued the item to 08/24/2026.

Steve Lobola of Sand Dollar Customs said the project at 4 Beach Road involved raising the house out of the floodplain and that revised framing and site plans had been submitted. Staff reported that what was built (a 26x12 deck) extends into setbacks beyond the footprint shown on the originally approved plan and flagged wetlands, parking and basement/opening requirements.
