The Planning Board endorsed a reconfiguration to create two building lots at 109 Wampanoag Trail and 7 Dolphin Way, approving an amended plan note requiring removal of accessory structures (such as an existing pool) from Lot 2 before separate conveyance.
Town planner outlined the rationale: Lot 2 currently has frontage and area but lacks access on an adequate way; the plan includes a note that accessory structures must be removed if Lot 2 is conveyed to separate ownership. Applicant engineer Craig Ferrari said the owners plan future development that would remove the pool and locate a new house on Lot 2; the endorsement was conditioned on submission of updated plan language and required hard copies before signing.
Board members endorsed the plan by voice/roll call with the condition that the requested note be placed on the mylar and memorialized on the assessor's building card to ensure the restriction remains with the property.
