Town will lower exempt threshold for small detached structures to 120 sq ft under new code

Mr. White said the wildfire code focuses on new construction and that many existing-home repairs are not regulated; he explained that interior alterations under 500 square feet and limited exterior repairs are not covered. He said small detached structures under 120 square feet will not need to meet the requirements and that the town will change its residential code to require permits for anything more than 120 square feet (the current local threshold is 200 square feet).
Mr. White noted a further caveat: detached structures more than 50 feet from a habitable structure are exempt from that requirement. He said the change will be presented to council in the spring as part of the 2024 code adoption package and clarified how permit triggers and size thresholds will apply.
