Commission recommends comprehensive plan amendment to allow duplexes at 1707 South Hatcher

The Planning & Zoning Commission voted April 7 to recommend a comprehensive plan amendment for 1707 South Hatcher Street that would change the sites future land use designation from Traditional Neighborhood to Compact Neighborhood. Lisa Hannon, planning director, told the commission the requested change would align the parcel's land-use designation with the property's proposed use as a duplex.

"A comprehensive plan future land use amendment is required to change it to a compact neighborhood, which primary land use is small lot single family, detached, patio homes, town homes and duplexes," Hannon said. She described surrounding uses as a mix of traditional and compact neighborhoods and noted a transition buffer to professional services and light industrial uses to the west.

Commissioners moved and seconded a recommendation to forward the amendment to city council. The Chair recorded the motion for CP-26-0001 as coming from Commissioner Samer Mohammed with a second from Commissioner Brad Morgan; the motion carried. The recommendation is scheduled to appear before city council for a final decision.
