Middlesex lakeside house special permit reviewed; county notes retaining wall variance

The board reviewed a special use permit by applicant Ted Mountain for construction of a new single-family residence at 130 East Lake Road in the Town of Middlesex. David Adam noted the application was also before the Zoning Board of Appeals on Feb. 26, 2026 because of a proposed retaining wall; he said the project is on a steep slope but is not expected to negatively affect surrounding character.
Planning Board members moved that "under GML 239 the application as presented has no significant countywide impact." The motion was seconded by E. Gilman; Adam abstained and the motion passed with 12 votes in favor. The county finding is advisory; ZBA and local permitting processes continue.
