Developer reports lot sales, starts and inventory across multiple phases

At the meeting, Dr. Orlando Ortiz walked the board through sales and build‑out metrics for the subdivision. He said the first 50‑lot section sold 18 lots with four still available and described other blocks with 62 and 96 slots in different phases. “So, there was a total of 50 lots. We've sold 18, and we've got 4 available right now,” Ortiz said.
Ortiz provided wider figures for the project: “On the residential construction, we've closed 68 homes. We've completed 83. There's 21 under contract, 39 under construction, and move in readies are about 9 of them.” The developer also said some spec homes have not yet been started and that several detached and multi‑storage units built by the developer have contributed to value growth.
Board members asked about timing for particular phases; Ortiz said he expects some phases to be substantially sold or built by early next year and that Phase 6 construction is expected to deliver in April or May 2027.
