The Planning & Zoning Commission approved rezoning petition H2524, allowing Gulf Key Rentals LLC to change a planned development single‑family parcel to planned development office professional so a dietitian can operate by appointment inside the existing house. Planning staff listed required site changes: driveway reconfiguration to avoid vehicles backing onto Mariner Boulevard, provision of commercial parking (including accessible spaces and signage), sidewalk connectivity to Mariner Boulevard, buffering, lighting upgrades and utility connections for a commercial use.
Applicant representative Lisa Wilson said the owners planned for parking on the side road (Springwood) and would install required landscaping. “It’s looking like four parking spots are gonna be required, and they are on a corner lot, which lends itself to a perfect spot for parking on the side road,” Wilson said.
Commissioners raised concerns about impervious‑surface calculations and how to fit required parking and handicap access on a 0.2‑acre site. Todd Crosby, assistant county engineer, told the commission the site is small and any added runoff from converting to office use could likely be mitigated with a small swale or reconfigured drive; the water‑management district might deem impacts de minimis. The commission approved the rezoning with conditions emphasizing drainage, setbacks and coordination with Public Works for an engineered access and parking plan before final Board of County Commissioners review.
Next steps: applicant must submit engineered site and drainage plans to Public Works and coordinate required parking, sidewalk and utility upgrades prior to building permits or Board of County Commissioners consideration of any associated development agreements.
