Design Review Board members recommended approval of a 46-unit townhome submission in Val Nova Subdivision No. 1, accepting Shea Homes’ palette, new elevations and unit mix while asking for a final resolution on street-tree species.
Nicolette Womack and Alex Barrett (Shea Homes) walked the board through four plan types and multiple color/material schemes for 46 for-sale attached units. Shea described units ranging from about 1,300 to 1,800 square feet and average building heights of 17–22 feet. Planning staff (Emily Falco) explained that site-specific condition #2 requires the lot-level street trees to match the trees shown in the subdivision’s approved common-area landscape plan; staff proposed adding the words “or subsequent modification” so a pending staff-level modification by the developer could be accepted. Emily confirmed the developer removed metal roofing from the materials package at the board’s request.
Board members asked to see the detailed lot-level landscape sheets and fencing details; Shea representatives said each lot has an approved landscape plan through the Val Nova design committee and that homeowners may later submit for minor revisions. The board voted to recommend approval with the staff-revised condition language and an additional site-specific condition requiring landscape plan submittal to planning staff for review.
